The city of Senlis wanted to transform a military building of Ordener district in housing. For this, a major restructuring was necessary. This project enabled the city to offer an innovative housing offer responding to the new housing styles of young workers, students and mobile employees. Support, advise and train communities
This transformation has not gone unnoticed by CD2E, the center for deploying eco-transition in companies and territories. Since 2002, CD2E has supported, advised and trained businesses and communities in the development of their expertise and their projects under the prism of eco-transition in Hauts-de-France. “Our mission is to accelerate and consolidate the ecological transition on a regional or even national scale, by putting in place levers promoting virtuous economic development that generates non-relocatable jobs,” explain its leaders.
The rev3 Trophies are organized, for the 3rd consecutive edition, by the CD2E with the support of the Hauts-de-France Region. The town of Senlis won the “Coup de coeur 2024” prize for the “reconquest of a barracks through change of use”.
Highlight regional good practices
These trophies aim to highlight good regional practices in terms of construction and renovation. It is also about rewarding professionals (project owners, landlords, developers, communities, design offices, builders, companies, architects, start-ups, etc.) who dare to engage in these good practices.
“To apply, project leaders must take part in a unique and informative self-assessment exercise based on several criteria linked to the ambitions of the rev3 Framework,” indicate the organizers of these trophies. It includes energy performance, renewable energies, the circular economy, comfort, health and uses, water management as well as the “territory and site”. The jury is made up of several specialists from the economic, environmental, territorial and of course building worlds.”
The project maintains the integrity of the existing building
By transforming a military building into housing, the town of Senlis has hit the mark. It is true that the project preserves the integrity and materiality of the volume of the existing building by amplifying its energy performance. The reuse of materials, equipment (tiles, carpet, steps, WC, sink) and the use of biosourced materials (straw/plaster mixture for the facade walls) also played a role when choosing the winners. Just like the use of wood is favored. “To provide brightness and clarity, dormer windows on the gable roof, roof windows and openings on the ground floor were created,” appreciate the organizers of the trophies who also noted that “landscaping was carried out around the perimeter of the building.
All the actors were able to dialogue together
“I am convinced that the success of this project is due to the fact that all the actors were able to dialogue together and work in the same direction,” smiles Pascale Loiseleur, the mayor of Senlis. This dialogue indeed made it possible to score points in terms of performance. “In terms of energy efficiency, the building is heated using a wood boiler and rainwater is reused for the toilets,” recall the project leaders. The energy performance achieved is labeled B. The insulation used is a mixture of straw and lime covered with a plaster/lime coating. A rainwater collection tank is buried in front of the building. It supplies the toilets in the homes.”
It seems that the jury particularly appreciated the contribution to the development of the straw sector, a well-executed hmble project and the principle of co-tenancy, “an innovative formula in social housing”.
