Affected since September, Élodie, tenant of Clésence in Thourotte, Place Mendès France, criticizes the social landlord for not having intervened quickly enough to deal with her problems. At the end of the summer, she, the tenant of the 3rd and last floor of her building, was the victim of a leak problem from the roof. If the leaks have since been blocked, she assures that her apartment is currently uninhabitable, in particular because of the mold which followed the infiltrations, and because of the overwhelming odor of the fungus resulting from the humidity.
Three weeks to fix the leak
Clésence answered our questions. Regarding the time period – several weeks – necessary to put an end to the leaks, the social landlord recalls having been contacted on September 26 “concerning a visible infiltration in the room”. Clésence then called its maintenance provider, Logista, who “diagnosed that the problem was coming from the roof”. Clésence required “a specialized company, Menon, which intervened on September 27”. The company then identifies a problem with the “roof valley” and estimates possible intervention using a cherry picker. “However, due to heavy rain, the terrain was impassable that day,” adds Clésence.
On October 9, Elodie “informed Clésence of new infiltrations,” explains Clésence, who responds that she sent a technician again on October 10. Who, however, “judged that it was too risky to use the basket due to the wet ground”. It is therefore another company, Karapass, which will finally intervene “on October 12, thus resolving the problem”. That’s almost 3 weeks after the problems were reported.
While today the tenant is waiting for the work to rehabilitate the apartment following the infiltrations, “Clésence informed the tenant that an assessment will take place on January 8, 2025 in order to contact her insurer to organize this assessment”, explains Clésence, who assures that “the interior repair work will be covered by insurance.” Then on the question of the VMC, which has been broken down for several months and generating mold in the bathroom, Clésence affirms that “the Logista company intervened”, but concedes that “the circulation remains insufficient”. A problem that never happens alone, “the company initially in charge of replacing the VMC boxes has filed for bankruptcy,” explains the social landlord. Also, “a new company has been appointed and will begin work soon,” assures the social landlord.
No rehousing offered
On the request – which has remained a dead letter until now – from the tenant Élodie to be rehoused, since the start of the damage, and even now during the work, Clésence did not answer our questions. However, she assures that her “collaborators at Clésence Thourotte have always been mobilized to find solutions to the difficulties encountered” by the tenant. Clésence finally recalls that the residence in question, known as Pont du Matz “is the subject of a rehabilitation currently being completed concerning 214 housing units”. “This renovation will make it possible to upgrade to a B energy label,” concludes the social landlord Clésence.
